2. Clean linens
3. Good working A/C
4. Odor free (no pets a +)
5. Updated appliances (washer, dryer, stove, dishwasher, etc.)
6. Wireless Internet Access
7. Well maintained (painted, structure stability, etc.
8. Hot tub
9. Quality(!) beach chairs and equipment
10. Community pool and other recreation access

I certainly understand rental companies and owners can't always maintain perfect conditions thanks to less than respectful guests so I can understand some problems. In all my years going down to the OBX, the most important thing to me is the community. I prefer a smaller private community in close proximity to shops and the beach. As for the house, be clean, have a few luxury/recreation items, and have updated appliances.
